POSITION: APARTMENT PORTER / GROUNDSKEEPER

Position Summary:
The Porter/Groundskeeper is responsible for maintaining the cleanliness, appearance, and overall curb appeal of apartment communities. This role plays a key part in creating a clean, safe, and welcoming environment for residents and guests.

Essential Responsibilities:
• Walk the property daily to remove litter, debris, and pet waste from common areas
• Maintain cleanliness of breezeways, parking lots, amenities, dumpster areas, and grounds
• Remove trash and remaining items from vacant units prior to the make-ready process
• Assist maintenance and make-ready teams with apartment turns and minor service requests
• Ensure pool gates, common areas, and exterior spaces meet safety standards
• Distribute notices and resident communications when needed
• Report hazardous or unsafe conditions to management immediately
• Deliver excellent customer service to residents, guests, and team members
• Help maintain the overall appearance and cleanliness of the property at all times

Qualifications:
• Previous apartment industry experience preferred, but not required
• Must be dependable, punctual, and able to work in a fast-paced environment
• Strong work ethic and positive attitude required
• Ability to work independently and as part of a team
• Must have a valid driver’s license and reliable transportation
• Must be able to pass a background check
